Who's in Herne Hill / Tulse Hill / West Dulwich

It happened already with the commerical going all wine barrery..

The only area in Herne Hill with any character anyway is that strip of West Indian shops on Dulwich Road. Herne Hill, like Tulse Hill suffers as it's essentially a road junction for people commuting back to Surrey/Kent.

Those organic steaks are cracking though init?

Never ever eat in that 'mexican' restaurant - worst food I ever had.
 
Yeah, few factors could get in my way, but there's a chance I'm ready to make said offer. If I do, I'll be so excited, it's a gorgeous flat, wicked location, really cheap (relative to other property in the area) :cool:
 
Right, learning a lot about housing market.. that one was too good to be true, 78 year lease and absentee freehold.. not worth the hassle.

Viewing 7 places on Sat.. looking forward to it.. lots in West Norwood which is further out than I'd planned, but if the right property came along..
 
Maybe a bit late on this one, but just to add to the general consensus... I've lived in W. Dulwich for 3 years, & it's nice.

Not much going on there, but transport's good; trains take 10 mins to Victoria every 1/2 hour (or about 4 mins to Brixton, 2 mins to HH). You can walk to HH in 15 mins, or get the bus if you're lazy (tho' often ends up taking about the same time). Oh yeah, plus there's a handy night bus that runs from Oxford circus thru' Brixton & up Croxted road, which is v. useful; get back from the middle of town at 2am in 35 mins or so.

Shops/food wise, as people have said, there ain't much aside from the wee Tesco's, which is ok apart from the queues at peak times, & aside from the country-pub-feeling-pub in Dulwich village, the pubs pretty much suck (unless there's somewhere i've not discovered yet!).

But it's very green, the air feels fresher than most places further into town, you've got various parks at your disposal (within walking distance: 2 parks in Dulwich, Brockwell park, Crystal palace is a bit of a walk but easily do-able). It's well peaceful, which is good & bad... good in that you're pretty much guaranteed no stress, no hassle... bad in that it *can* feel a bit middle aged/boring, but then personally these days I prefer to go find excitement when I feel like it & have things calm the rest of the time.

Herne Hill would be really nice if you can afford it; much more in the way of shops etc., tho' bit more hectic.

W. Norwood's always struck me as a bit crap... the high street feels kind of bad & it feels as though you'd get the roughness without any compensating excitement.... but then I've never really spent that much time there other than going to various shops, so the back streets could be lovely for all I know.

its only use if when we run low on pint glasses just pop down and get a drink, walk into the 'garden' turn left and walk home :D

Aw it's not that bad, quite cosy in the Winter with the Ember Inn fire burning:D

I prefer it in there to my local, The Rosendale, which is like a bloody barn (good pizzas though)

Been to the Mansion at Gipsy Hill a few times recently which is nice but drinks v.expensive :eek:

The Rosendale has been pretty joyless everytime ive been. its like whatever they wanted to do with it when they refurb'ed it didnt quite work!

i went to the Mansion recently, they've spent some £££ on that place! esp compared to when it was The Paxton!! have they got a garden, it rained when i went n didnt check it out? something the rosendale and alleyn sorely lack. not really feeling the alleyn patio.

i normally go to the Crown tbh
 
Chris, one word of advice...people will always try to oversell.

Find a shit agent, who can't do his job and see what he has on his books. That's where the bargains are. You won't get a bargain from an agent who is good at their job, or you have possibly heard of!

Or find a flat which is being sold by an agent who's out of his proper area. That's what happened to us -- we got a good deal on our house (between Brixton and Herne Hill) because it was being sold by an agent who wasn't familiar with the area.
 
Or buy without an agent... which is what we did - Both parties saved money and we got it cheaper, quicker and with considerably less bullshit and hassle!
 
Or go through one of the smaller estate agents, which is what we did. Morgan Berry on Brixton Hill is great - nice people and the places they have on their books seem to be priced reasonably.

Right, renting a place in West Dulwich / Tulse Hill for a year or two, get out of debt and practice living with gilfriend for a bit before buying.

Really pleased with the place, and transport links are surprisingly good!

Went for a wander round the area on Sunday.. love it. The house is brilliant as well, massive Victorian place with an eat-in kitchen, big lounge, big bathroom, patio and a garden. Quiet street, but according to my timings, 4 minutes to Tusle Hill station and 7 minutes to West Dulwich.

Checked out the Railway Tavern in Tulse Hill and loved it. Verges on wanky perhaps, but big, well decorated, nice garden and good food as well. £3 a pint is a joke though.

We had such a bad experience with Morgan Berry as buyers that we ended up making an official complaint to the NAEA. The vendors also dumped them and the place we eventually bought had been with them too, but those vendors dumped them also!

Welcome to the 'hood Filter!

I used to drink in the Railway, but it's wankyness got to me in the end. Have you noticed that they play really, REALLY shit music in there sometimes, stuff that is bordering on the world beat, or even worse, jazz *shudder* AND they have art on the walls for sale.

I've swapped my allegiances to the Tulse Hill Tavern. Booze is cheaper, right good juke box (they've already got the latest "Now That's What I Call Music" installed), scratchings, and a much better footy watching set up.

The Railway also used to be my random tour support scoring pub...best to put temptation out of my way.
 
They were playing 4hero in there when I went in... the acceptable face of wankyness. I shall be sure to check out Tulse Hill Tavern though, in case it gets worse than that :eek:

Its the N3, the 3 stops right outside my house on Croxted Road. V handy.
