Urgent any builders / people know about building regs?

He said (as a developer) he would tell him to knock 50k off but thats from him needing to make a good profit. He has nothing to gain really from giving me incorrect quotes as he does not usually take on private work just develops properties that he buys.

What's the 20k for? The structural work only or more than that?

It is for all the structual plus replastering repair, building consent, structaral engineer, replacing thhe bathroom that would be trashed also to make the loft strong enough

Sounds pretty decent to me, then you can just get oic to do all the painting, assembling of flat pack furniture etc... :p

But armed with that knowledge you have from the builder, are you going to bargain the price down at least 20 grand then?

I would say this is the minimum as we may well have to move out for a few months as well
 
Oh and if you don't have enough furnishings swallow your pride and go to IKEA... It's cheap as fuck and flat-pack is not hard to get the hang of, whatever people say. Kitchen form Magnet = £4k+, kitchen from IKEA... About £780. As long as you're not buying any of their cheap standing lights or stuff like that (the eletrics are a bit crap) their stuff is pretty reliable.

I have already gone the Ikea way it makes sense :D

Chimney breast removal, RSJs etc. require approval from Building Control at the council. If you REALLY want to buy the house I would advise getting a Structural Engineer to assess the works, decide what needs to be done, draw up plans to be submitted to the Council and give a detailed list of costings. You don't need planning permission you merely have to do the works properly and have Building Control Approval. I would suggest deducting the costs of the engineer's report, gaining approval and works from your offer. If the vendor does not accept this offer DON'T buy the house. I would suggest agreeing with the vendor this course of action before you spend any money.

Tell him / her that any purchaser will require them to do this as it is pretty standard for purchaser's solicitors / surveyors to check whether works comply with building regs.

If you leave it to them to do the works / get approval it may take them bloody ages so you may be hanging around!

But essentially, unless you really like the house or have got yourself a real bargain then DON'T bother yourself with the hassle of it all and buy a different house! Even if you agree for the vedor to pay the costs of putting things right they may go back on their word at the last moment once you have spent time and money.

I'm a Chartered Surveyor and have carried out many Home Buyers Reports etc. - this particular circumstance is actually quite common!
 
Thanks El jugador.. We have done most of what you said yes it will be a hell of a lot of work and he will have to knock all the money off that it is going to cost. The problem is there are no other properties and yes if he does not agree I will not buy the house but we have 4 weeks before we move out of the flat so time is an issue

Is there any way you can rent for a while? 4 weeks is not gonna be enough to get that kind of work and all the legal crap done... I wouldn't advise leaving the country while the work is still in progress, that can bea surefire way of losing a lot. This is the bit where a reasonable solicitor will help a fair bit btw - annoying contracts etc.
 
The main thing we have to do is to get him to agree to drop the price after a written quote has come in. Then if he does we will move in and get the work done a month or so later.
