the trials and tribulations of buying and selling property

the whole thing has set my head whirring round like a spin drier at the moment ..

... and I can't put it off any longer, I'm going to have to go and talk to someone about mortgages next week :eek: :(
 
Well, they have just been back for another look.
The husband is German and they brought 3 german friends who were staying with them, along too.
When they came into the house, german husband said to Wolfie, "sorry we have invaded you again" spoken in a quite serious german sort of way. :D
Anyway, I had spent about 20 hours this week trying to make the house look like you'd want to buy it, I wouldn't care but I think they only want it for a holiday home :rolleyes: I bought logs so we could have the fire in the inglenook lit and it would be all cosy. Trouble was the logs were soaking wet so the living smelt of damp when they arrived. :mad:
Now we have to wait and see if they up their previous offer, or change their minds and don't want it anymore.

How the hell does soemone afford £240k!! I mean, me and my partner have a combined wage of about £54k, but there's no way I could afford more than 170k for a flat with the mortgage repayments without screwing myself financially (esp with Lambeth's CT charges!).

As it is, i think we've got lucky with the flat we've bought, despite the problems, but it was pure luck because the property wasn't being adversitsed in the Agent's window.

My sympathies Wolfie - the mortgage thing is a pian in th arse - I thought we'd got a great one through A&L, but they turned round halfway through and said they'd changed their poliocy ion freehold flats so couldn't offer a mortgage.

Ended up going with Yorkshire Building Society, who might be worth a look - got cashback when the mortgage went through which paid for the first 2 months! Chelsea BS are also very good according to my mate.
 
I have taken my flat off the market with the current agent. I went into the office on the Friday having him never replyed to my emails and he was playing hang man.. Now put it on with a more expensive agent but hopefully it will sell....

The stamp duty for the house we want to buy will be £9930 :(

We bought new last time.
Despite new houses all being "identikit", a bit soul-less, and having small gardens, I think we will p-xchange up next time as well.
Ive gone through the hassle of selling, then buying, before and its not good for my health.
 
Also, bear in mind that Conveyancing is a loss-leader for many Solicitors. Try to find a dedicated Conveyancing firm. Solicitors REALLY CANT BE ARSED with it, but they take it on to keep their turnover ticking along - hence the, in my experience, questionable levels of service you can encounter.
 
Well if any London-baed peeps need a good solicitor the one I used was superb - total charges (including Stamp Duty) came to about £2,250.

It's alll fucking evil, yeah... I am not looking forward to having to sell one place and by another - just being in a chain on one side was bad enough :eek:
 
Am in a bit of a pickle about something.
I have a deadline (as a condition of purchase) to complete exchange on a flat I'm buying by 19 Dec.
But my buyer is way behind schedule which means she can't complete on time (completely ironic as she put an offer on my place 6 weeks before I found somewhere).

Anyway, the buyers solicitors are saying its not impossible. But, mine are saying it might be, possibly. All of this is costing MONEY. I'm in 2 minds about whether to pull out of the purchase now to save time money and stress.

Another problem. On the estate agents Particulars the flat I'm buying has a Fitted Kitchen including appliances. I recieved the Fixtures Fittings and Contents form last week and the appliances are NOT included.
I'm being asked to buy the appliances. I think this is bullshit.

Advice?
 
Right, we've not heard back from the cash offering bastards. :(
BUT, some people who came a couple of weeks ago, came back today with a tape measureand the woman said that she'd been up all night worrying about where all her furniture would go but she'd decided that she could get rid of some of her mothers stuff :rolleyes:

If it is a fitted cooker, fridge then they should leave them.. Did you get it in writting that it was included?

I am sat here waiting for another person to view the flat, nice lights on.. Quickly got rid of a candle that was a bit smelly.. I hate this whole business..

Second people have not put in an offer yet even though they practically decided which curtains were going where :mad: :mad:
 
contact the other people and tell them what the first people have offered, perhaps?

We have our house for sale with two different agents. The two couples have come through one each of the agents. I phoned both agents and told them about the other couples and both agents said they would contact the couple and get back to us.
I'm still waiting :mad:

If I move this time, I suggest someone shoots me if I even think of moving again :(

Go into the Estate Agents office and scream at them. Seriously.

lying fucker so-called buyer #2 has just pulled out on me now, turns out he couldn't get a mortgage despite telling me it would all be fine a MONTH ago :mad:

back on the market again :(:(:( third time lucky?

at least the place we're buying belongs to friends who are being totally cool and lovely and saying 'whenever you're ready' - they've just had a baby so they're in no hurry to move soon anyway. so the stress is only at one end of the chain i suppose (desperately trying to see a positive side)
