Yeah, I went there a few years back to see Lee Hurst. Liked the comedy club and the acts, didn't care for the pub as such very much. Not conspicuously loud/braying clientele then, but this was before 2000 ...

The Duke of Devonshire in Balham is about the best SW12 pub IMO, can get packed at weekends though (including but not too dominated by loud annoying people). And I've been there much more recently.
 
It always makes me laugh when people talk of the Bedford as being posh these days.

When I was a nipper, right up to my teens, that place was renown as being a fence's paradise. You could literally go in and order what you wanted - a kind of thefts to order R us. Pint and a VCR? Coming up...

The neighbourhood's really gone downhill since then...

Famous for prostitutes. one lived in a hollowed out tree trunk on streatham common & had v.d......... I think she was called shirley..

Yes indeed - my mum actually helped set up a drop in centre there a long time back. Things got increasingly displaced towards Streatham if I remember the chronology

Your definition of a rugger bugger is sound - but I withdraw my support of it applying to balham.

balham - middle class young professionals who are a bit rough around the edges. The girls are a bit overweight and the blokes don't wear designer.

The backroom media types - VT editors and sound recordists rather than actual meeja types.

The only person I know who lives in Balham is very slim, Asian, definitely not rough around the edges and an actual meeja type!

They sure do - but more importantly, they have explosions of twattishness and arseholery every night. it really is a horror of a place, always trouble, and wanker staff.

These include Christ Church, a Grade 1 listed building, and Park Hill, the former home of Sir Henry Tate, benefactor of the Tate Gallery in London. Streatham also benefits from 70 acres of open space, including the well known Rookery Gardens at the top of Streatham Common, known for cottaging & gay breezing points..

This is a good argument, although you seem to have omitted something - Streatham Argos opens 30 minutes earlier on Tuesdays and Sundays than Balham Argos, and Tooting doesn't even have one!

1 - nil to Streatham

You may have slightly better transport links, nicer bars etc, BUT you don't have an extra 30 minutes browsing the Elizabeth Duke counter EVERY Tuesday morning, do you? Eh? Eh? Eh?

I'd say rent there first then , get a feel for the place before you make the investment . If your renting it's a lot easier to move if you find you don't like the area than if youv'e bought !

I know Herne Hill pretty well. But you're right!
 
Found a place! :D Goooorgeous victorian conversion about 7 mins from West Dulwich / 7 mins from Tulse Hill.. garden, huge rooms, and they allow pets so I can get a cat at last. Commute is piss easy for both of us as well. Decent rent n' all.

Well chuffed. That (and Herne Hill) is where I'm looking to buy n' all, so nice to get a feel for the place.

Lived a few Summers in Streatham Hill 88 & 89, was great craic until dealers moved into a few local pubs we used to frequent. But generally, I found it quite a good place to be at that time of my life. Returned for a nostalgic buzz in 2000 - didn't excite me anymore, again had a look in about a year ago and it seems to be picking up.

Lived in Tooting up for a while recently and it was great. Good bars, great curry restaurants, good markets. Bad side - no cinema, record shops (apart from the market) and no bookshops :(

Moving to Brixton in about a month or two.

Will be replying on fellow urbanites on etiquette and how not to betray any traces of middle-class quirks.

Have already checked out the Prince Albert, Dogstar and The Effra.

Am I doing well?
