Please help me not get ripped off by plumber

What would put your mind at ease, pete? Think hard about that. And then do that. If it's going to cost you lots of money, add that into the 'think hard about that' part of things.

You having peace of mind is the most important thing, but spending money where it's not needed isn't necessarily the best or only way to get that.
 
That's the thing, I don't have access to the shower trap, it could be leaking now. I have concrete floor in my bathroom so a slow leak may not show in the flat below.
You have concrete floors. If you had a leak it would come out under the shower tray and be visible on your bathroom floor. If there are no wet patches or signs of damp on your bathroom floor by the shower tray then it's not leaking. :)
 
WouldBe The shower is the front pipe in the photo, does this cause a problem? thanks
We can't see where the pipe goes to the left of the photo so can't say for definite but it's not leaking so it's not a problem just an inconvenience in having to plunger the water away after you use the shower. :)
 
I know this. You have posted about it numerous times. I have read your posts. You neither have a leaky sink nor shower at this time. You have a leaky roof which is pressing though. Why not focus on that instead of looking for currently non existent problems?




I also know about your drug issues and tapers pete. I also know that you periodically get very anxious and post a flurry of worried threads about x, y, z. You get a lot of reassurance around here Pete when that happens, like now.

Telling me about what your doctor said doesn't change a thing. Your sink is not leaking. Your shower is not leaking.

Your lived experience is that neither your sink nor your shower are leaking, yet you are asking people to reassure you because you are worried that they might in the future.

You are asking us to collude in you not trusting your lived experience which is they are not leaking now so they are nothing to worry about. You are asking us to collude in you worrying about something that might never happen.
Developments on the roof front, I got an email today from the freeholder, the leasehold manager, the freeholders surveyor and a structural engineer are going to come and visit to assess my roof.
I also plucked up the courage to call a solicitor who kindly allowed me to email him my lease and he will spare a few free minutes to advise if there could be any problems.
I'm going to have to write to him again though, because I was so nervous, I forgot to tell him previous owners altered the bathroom as well.
