Moving up to London/surrounding areas

Woolwich is a dump. However, it is cheap (by London standards) and it might be a wise place to buy, because there's a fair bit in the way of regeneration work planned and in progress, and you can be sure the opening of the new DLR link will push prices up...

I don't know if Penge would live up to Barnstaple. You don't get many farm animals around these south London parts. Plenty of squealing urban foxes though :)

Yeah, I reckon Woolwich is a good bet investment wise.

It is a dump, i lived there for a few years and theres not really much to recomend it.

Then you should definitely take a look at Ferry Lane estates, by Tottenham Hale. It's a short walk along the river to Walthamstow Marshes nature reserve but right by the tube, zone 3. It's easy to forget you're in the city when you're there. And the estate itself is full of green areas, it reminds me of a holiday camp.

A 3 bed house marketed at £180k recently went under offer. I'd recommend visiting the area, and if you like it get in contact with every agent in the area and ask them to let you know if anything comes on the market. The houses there tend to go very fast.

definately: the hwole of the old dockyeards and arsenal is being done up into trendy exec style warehouse living flats, and the area has somethign ridiculous like £500 million earmarked for tidying up the area: all the estates are being knocked down and replaced.

not just the DLR, but there is another train link going through the area: crosslink or the channel tunnel link???

have to go to Chesington for the animals then!

I've been looking at some houses in and around Luton, 120k for a reasonable 3 bed in half decent nick- I know lutons a total dive but its one of the cheapest areas we can find in the South East. :)

You're thinking of Crossrail I think. That'll go to north Woolwich on the north bank, but God knows when. I think they're getting cold feet at the cost...

Meanwhile, the Custom House-North Woolwich section of the North London Line closes next year. There's talk of them running steam trains on it for a few years to pull the tourists in.

The Channel Tunnel Rail Link is to St Pancras and is opening next year. I was at St Pancras on Wednesday, and it does look mighty impressive.

What about Croydon? or Sutton?

If youre not overly fussed about having a tube connection these two places are far enough out of London to have lots of green outdoor spaces but close enough to only be 30 minutes ish from central London on the train.

Croydon has excellent transport links (tram, trains, good bus network including night buses if you need them) and there are areas of varying nature to suit (busy lively centre, quite suburban areas with tree lined streets), its easy to hop on train to the South Coast (Hastings, Brighton).

West Croydon also has the advantage that eventually it *should* be getting the tube (east london line extension) which you might want to consider if youre looking for your home to be an investment in the long run.

You might be pushing it to get a 3 bed in a nice bit of Croydon though :( God luck with the house hunting though :)
