err I wasn't being serious when I said I was scared off. It was a joke. I feel my criticisms of the pub and the unwelcoming posting styles of some brixton posters are valid. So I won't be pissing off. Cheers.

closer to LJ I think. It's £400 pcm inc. Council tax though. Is that obscenely expensive or about right for the area? I'm guessing about right, but info appreciated...

That's not bad.

My first rented Brixton room was £425 inc of everything inc things like household cleaning items/washing powder, liquid, full use of everything in kitchen such as milk etc etc. If I bought anything it was fair game too.... basically I paid my rent, but apart from that we lived as a family. The landlord dropped it to £400 when the market became overcrowded. But that was a very special household.

Next one was a 2 bed flat for me and my boyfriend at £680 inc of heating and hot water.. we paid everything else on top.

Now we've bought somewhere and it's bloody expensive!! :rolleyes:

I think £400 inc of council tax is about average. You could get cheaper... but you need to take into account the size of your room/location/housemates etc etc (as I'm sure you know)

That sounds quite good to me. Depends on the size of the room though I suppose, and the communal living areas. But given the extortionate cost of council tax in Lambeth and indeed London I'd say it wasn't bad at all. (Ours is £120 a month for a three-bedroom house, just to give you some idea).

Good luck! Maybe an appropriate moving in drinks would be a pub crawl from one end of Coldharbour lane to your place. :)

I live just round the corner from the Richard Atkins school and it really nice (honest!)!

Anyway - that's brill about the Coldharbour flat - fingers crossed! :) :)

yeh i live there (when im not in whitechapel)- i used to go to that school
there are a couple of nice places on the market
its a nice enough area
