London Lite: Brixton on the up 33% Rise

There's a lovely, 4 bedroomed house with a small garden and shed (with concrete reinforced bicycle parking!!) for sale practically IN Brockwell Park atm for £275 - but it's XLA.

I can understand why some people don't want that but I really don't feel that all estates are the same. Where we live now has been quieter than any of the private residences we rented previously.

If we had spent the same money we spent on our flat on a private place we'd have been lucky to get a one bedroom place.

Still we know it's not for everyone.

ETA - my Mum moved hell and high water to get us off estates when we were younger - but even she recognises now that times have changed - not to mention prices!!
 
It still makes me laugh when arrogant people turn their noses up at Brixton...Some two bed flats are like £340k.You have to be on a wage of at least £65k plus a year to buy that.....If it was that bad to live here would they be the prices.......Its funny how the riots can still have a reflection to some people over 25 years ago!

Nr Streatham station itself? Not bad - but check it is a genuine share of freehold, as in you own a % of the freehold and that you get a certificate of shares in the company. Some places advertised as that are in fact Leasholds. KFH have been known to do this a fair bit, so if it's on with them demand to see copies of the paperwork even before you get lawyers involved.

A 2 bed place in our building is on at the same price, no garden but on the Common and with off-street parking. Streatham's getting pricier because peeps can't afford other areas, plus it has good transport links. Shite pubs though.

too right times have changed!

the estate my partner grew up on has deteriorated over the years.
what was once a close community is now a neighbourhood of shit that's ran by stupid kids hanging around and forcefully reminding other dwellers of their stupidness.

and it doesn't help that people travel from all parts to score their dope.

when we lived in another flat on another part of clapham park estate, we were under an illegal brothel/drug den. we were hearin screaming/shagging/fighting throughout the day and night. thank fuck those tenants were evicted.

but you are right, gaijingirl, it has alot to do with the neighbourhood and we're opened to that. not all estates are the same.

is that herne hill property advertised on the net?

Thanks g force. i always thought share of freehold meant exactly that.
so much to deal with...bloody stressful looking for a pad....

Yep. It's a top floor 2 bed Victorian conversion overlooking Brockwell Park. Nice flat, but £400K? Insanity.

Blagsta what estate agent is it on with. Be interested to see what 400k gets!!!I guess theres a premium for looking over the park, but £400k. :o

You could always move up here to Enfield Lock.

No crime, country parks on your doorstep and a huge three bed house with garden on a quiet close cost us £225k last year.

One thing to an earlier poster - don't get anywhere at the the top of Gipsy Hill. The walk up the hill from the station is a killer :eek:

No all im saying is that Brixton as an area has something to celebrate. People who have gambled to buy in the area must be glad as its becoming a great area to live ie night life, distance from central london etc....The area is on the up. Lets face it, it did have a bit of a crap reputation a few years a go!

err, doh, the things you say are good about it were the same a few years ago, ie night life, distance from central london...

But house prices wearnt!!! Now its getting nearer clapham prices because people are priced out from there......and are relising that in some ways its better than Balham and Clapham

i don't know, i wouldn't say it's been cheap in brixton for quite a long time..
