And yes I think most reaonable families would expect to be able to sleep at that time. I'm talking 1AM not 1 in the afternoon and Im not 'choosing' to sleep then, I assumed night time is when most people sleep.
Why the hell should I have to move out of somewhere weve lived perfectly happily for almost 2 years just because hes moved in and likes to party?

Maybe just like chico they like on a different planet with different definitions of the word "reasonable". They may actually believe they're being more than reasonable by stopping playing music at 1am or 2.15am instead of 3 or 4am.

If I were you, I'd try to have a quiet chat with them about your expectations and what you mean by "reasonable".

Maybe ask for them turn the music right down after 11.30pm (if that's the legal definition of the cut off point after which it becomes noise nuisance), but cut them a bit of slack at the weekend? Okay, so the weekends might be a bit knackering but at least you can get some sleep on school nights?

p.s. good luck with it. I have a selfish neighbour who's a bit of a DJ, but luckily the loud music is only every now and again as other neighbours complained before I even moved in. He also has a dog that barks and whines every time he's out, sometimes till the early hours of the morning. He doesn't appreciate it and doesn't give a damn, because the dog doesn't do it when he's in, so he doesn't care.

I also had another nutty turned proper psycho neighbour who complained about noise from my flat - but it all turned out to be a ploy to get rehoused to a ground floor flat with a garden and he was just using fictional complaints against me to boost his arguments.

Good luck though, in my experience you're probably going to need it.
 
Agreed. It's in our leasehold as well that there should be no "excessive noise" between 11:30 pm and 6:30am - washing machines etc. Everyone keeps to it and we have a very happy building.

Chico obv lives in a dreamworld..or up his own arse. It's hard to decide.

Anyway, i don't like it all quiet at night. It's creepy. I was brought up in a house that overlooked the local night-club, with a railway line on the other side. There's nothing I hate more than hearing the rain on my roof or bloody birds twittering their shite in the morning when i'm trying to get some sleep after a hardcose sesh.

If folks want peace and quiet and the sound of the wind in the trees and all that dullness they should just move to the woods and build a treehouse and leave the inner cities to those who like noise and excitement. :)

Those sort of clauses are standard fare in any tenancy agreement.

I'm really glad you're not my neighbour Chico!

I live in a village in semi rural south wales....
I 'should' be able to hear well, not alot really at 1am
you dont half make alot of assumptions dont you?
