I heart estate agents

a friend of mine's son worked for Foxtons. the son was having a friendly chat with some bloke in the pub and told him this.

bloke beat him up and put him in hospital.

that is all.

So we've found someone who's a bigger cunt than someone who works for Foxton's then, haven't we?

I've been in London for 17 years and have only once had the misfortune to have to use an estate agent. There are loads of private landlords in London.

My last 2 places came via the gumtree to, so quite frankly I think you're talking shite teuchter.

You just have to put a bit more effort into looking.

Liek I've said, I'm not under the illusion that there aren't any private landlords out there, i'm saying they're thin on the ground compared to landlords using estate agents.

Look on gumtree for properties in brixton and then look on gumtree for PRIVATE properties in brixton and see the difference.

Even gumtree has bene invaded.

Why is gumtree so ugly btw? It's like moneysavingexpert.com, why are the most sensible and useful websites the most fuggers?

this.

Although I've only lived here for a year, I have moved twice and never used an agent. I've viewed a LOT of places, and that's after filtering down from loads and loads. all private.

Newsagent windows, gumtree, loot etc.

you'll have to put more effort in mate

So, it seeeeeeeeeeems that you just have to put a little bit more effort in. Just a lickle bit. A teeny, tiny baby sized little bit more effort and you'll be absolutely covered in private landlords right across your stupid face.

So essentially I am right.
There are private landlords out there.
They are fewer and further between than estate agents ones.
If you want to move fast, like, say you're relocating from bristol to london, then it's harder to find the private ones.

I was looking about 6 months ago. For a 4 bedroom house. We must have looked at about 20 or 30 places, and only two of those were arranged directly through the landlord. I was regularly scanning gumtree, loot, rightmove, findaproperty, local shop windows and all the other usual suspects. Making a special effort to seek out private landlords because agents are such a pain.

Previous to that, I'd only looked for rooms in already occupied houseshares, in which case obviously you don't need to go through an agent.

What were your last two places? If they were one or two-bed flats maybe that's why your experience is different. There are zillions of 1 and 2 bed flats around so there will probably be more privately advertised ones out there. We were looking for a 4-bed house with fairly specific requirements so the choice was rather more limited.

Thanks, this is our experience too.

Are lots of people saying what you might've already said? :D

electrogirl, I'd say that if you put a bit of effort into this search for a new flat, you'd find fuckloads of private rent properties out there.

HTH :)

@Sadken:Why are you being so sarky about it? If you want an easy ride to find a place in London, go via an agency and pay through the nose for it. If you want to save some cash and not feel that the place you end up with is a half-assed 2nd choice you felt you had to take because some twat in a wide tie pressured you into handing over a huge wodge of cash because there were 'literally hundreds of people queuing up for this place' you have to come to London and do the legwork.

Sorry if that opinion offends you as much as it seems to - you'll hear no disagreement from me on the subject of cuntons, ludcunt cuntson and the rest of them - but like everything in London, getting the most out of it requires some effort.

Why does everyone keep saying 'put effort in'? We're not ACTIVELY avoiding private landlords they just seem to be a lot less frequent to come by.

how fast are you talking? cos in London people generally move fast. like... hand months notice in to current landlord, start looking but can't find owt without having to move THEN... so have to leave it til 1-2 weeks before move date.

This is essentially correct.

This has always been the case

If it's that easy to find 'loads of private landlords' why do you need to 'put a bit more effort into looking' than you do to find ones through agents?

and why is 'my experience is this so anyone who has a different experience is wrong' suddenly valid, tarannau kyser. :p

exactly, lot less frequent to come by so you have to put in more effort. you've already said your mates don't want to trawl through websites, and that you have only been to london once during the hunt and that was taken up by zooming around in the stoopid little car (lol :D).

also, if you do need to go through an agent, you could go through smaller ones. charging exessive fees isn't universal.

I was just having a rant really but thanks for all the people getting all smug high and might face about it.

I'm not being smug or high and mighty about it, just relating my experiences of living in London.

Perhaps if you hadn't said 'I'm lazy' on the first page of the thread people wouldn't keep saying 'Put some effort into it'.

Teuchter, the last two places were a 2 bed flat and 4 bed house. Previous to that it was a 3 bed house, previous to that a 4 bed house then a 1 bed flat. Before that (and this is going back some), a 2bed house, 3bed house(agency sourced), 3 bed house, 2 bed flat. Before that was halls of residence.

It's certainly not true that we didn't put "effort" in when we were looking. Every weekend and 3 or 4 weeknights a week, for at least a month. Literally reduced one of my housemates to tears at one point.
