tenancy contracts mean NOTHING. Just tell her to get out or alternatively advertise your rooms and get someone to take over your lease, getting your deposit from them. easy and perfectly within the law whatever your lease may say.
 
okay, breaking news... we can stay in the house! Which is a great relief.

However the landlord has played this quite to her advantage and has whumped up the rent by £50 a week. Quite an increase (13%). To be fair though, the house still seems a good deal compared to the rest of the market and we're very happy to be staying.

Miss B moved out, well nearly all her stuff, on Sunday - I had to lend her more money so her share of January's rent would be up-to-date (we would have had no chance of staying otherwise). I helped her move both out and in, this helped her save money on moving costs (hence me getting some cash back). Also, it was secretly quite therapeutic taking her crap out. It's amazing now that room is uncluttered how much space there. The room is going to a friend of Miss C's but we would have had no trouble letting it. The money should be easily sorted out though now, as she will be getting her deposit back via the new tenant, and we'll simply deduct what she owes. Her finances are a complete mystery to me. She was lent £1000 by a friend to make her move, and earns over £30k...

Anyways it's all good, I am a little out of pocket right now, but staying a lovely house with good people :)
