good areas near walthamstow

they have a lovely french deli there, i might have been there once or twice, plus a posh cafe, there is a decent greengrocers, which might have been there when you lived nearby

Indeed there is, we tried to buy around there 3 years ago (after renting in London Fields for a number of years) and really liked Clapton and thought it was turning into something nice and yet still afordable but got gazumped (:mad:) and ended up panic buying in Victoria park after one viewing which actually turned out ok as its a damn desirable area (nothing like researching a place before you buy :rolleyes:).

One of my relatives lives just off Orford Rd and she never goes out at night now as there are dodgy looking kids hanging about all the time. The robberies are still going on.

What do other people who live there think?

I know a friend of a friend who lives that end of Eden road, so I will do a bit of digging myself.

I really dont know where you can escape crime in London though: my girlfriend has been mugged twice in Notting Hill, our house was broken into when we lived in E8, I've had my car and van broken into in E9, and my van also simply vandalized (scafolding pole through windscreen) also in E9.:eek::mad:
 
Interesting thread....so I joined....

Currently live in Hackney, but we just cant afford to get a bigger place for the growing family..... looking to Walthamstow, despite people looking at me in horror. I swear these are the same people who did the same thing when I moved to Hackney 6 years ago :rolleyes:, anyway.....

......Also looking around this so called Walthamstow "village", and it does seem nice in the day, nice pubs, cafe, shop etc. also the schools seem spot on (fuck, Im getting old - gah!). Despite all the spittle about it being estate agent clap trap there does *seem* to be a bit of a village mentality to the area - with a proactive community......hmmm, not sure what its like in reality though?

Prices still a little high, but seem to be crashing somewhat, which they dont appear to be doing with my flat in Hackney.

village is over-rated and there is not much to it apart from one street. we live in walthamstow now near St James St station and i like it, although it's rough. in fact last night at 2am we had 8 armed officers with machine guns come through our house to arrest some armed suspects out by our back garden. the cops broke out barbecue and someone's fence but they were quite polite about it. one of them tripped up over my pants drying on the clothes horse.
 
Most of my friends live in and around Walthamstow. I lived there for 8 years.
The Village is pretty and does have a community feel to it. Walthamstow itself is a great place to be with everyone and everything available all day and night, plus leafy areas etc.
But it you can feel a bit vulnerable at night. Well tbh, many areas are dodge city. No police etc, but it's overall v good

Sure - Im happy to walk around Hackney at night, so I dont really see a problem personnaly, unless its some sort of no-go area.:hmm:

Maybe I should go to upper Leytonstone and take an early retirement from all this.:cool:
