Peckham is cheap and has everything the OP asked for except perhaps for a theatre (i can't think of one) but it has good access to the westend and the Blue Elephant is a theatre not too far away.

advice for the OP....check out the book " london for londoners" its published by timeout...if you need to get an overview of lots of different areas quickly.
i rate this book and have lived in london ages!

as far as ATOMIC slugging off hoxton/shoreditch,well he lives in croyden so what can you say? :p
ATOMIC are you keener on brick lane/vibe bar etc at all?:p

maybe atomic works out that way or needed to buy an affordable house/has kids and all thats fair enough but croyden isnt known for its buzzing live music scene! i dont want to descend into facile slagging off of croyden,some people prefer the suburbs some inner london..

im not in anyway saying its shoreditch is paradise on earth but its nice leaving my flat walking 20min and having lots of CHOICE ..its not all fashionable media people AKA "shoreditch twats" sipping £5 cocktails there are places like the foundry and FREE live gigs of various forms of underground-ish/non-commercial music at more rough and ready places like catch or old blue last..

Peckham I can thoroughly recommend, having recently returned to the joys of said paradise on earth, I can asure that it is even lovelier than when I left a few short years ago
As Mr Filter pointed out, and he should know it appears he lives in the lovely leafy hamlet of Dulwich, South is Ripperrooo!!! (Actually I have noticed that the area now contains a number of Antipodian types, what a surprise, them being able to find their way from Acton!!!) Myself, I am currently eschewing the delights of the trifle expensive Dulwich for the joys of nearby Nunhead - half way twixt Lordship Lane, a thoroughfare thronged by "Young People" at the weeks end, and Le Croix Noveaux, a thoroughfare that is simply thronged pretty much all the time

Parks, old school bigots and only small packs of ferral children being dragged down the streets by large slavering dogs!!!!!!!

let me put in a word for streatham.
it's cheap cos there's no tube BUT brixton and tooting (and balham, for that matter) are a short busride away. it is leafy, and thoroughly pleasant. there are some decent pubs, and some top restaurants. there is a decent supermarket, and other OK shops, and TONS of rental pads available.
 
herne hill zone 2 has a great community feel , restaurants pubs lovely park
the lido, plus has brixton a walk away for all your cutting-hedge needs
 
Sidnum/Forest Hill/Crystal Palace area's ok, but not much in the way of nightlife. Town's not too far away though.
 
Newington/Elephant and Castle.

You dont say whether you're gonna buy or rent which makes a big difference.

If you're buying fuckin do it now here - property is about to go crazy in the area. :cool:

Cheap and handy for getting to central London, but nothing much else going for it.

Sorry, I cant agree with you there :p The people are friendly, some of it is run down but people live in worse places in London IMO and call them nice...

As for the area has anyone else noticed they're trying to have Borough start at Newington Butts according to the 'Welcome to Borough' signs? :confused: :eek:

It wouldnt surprise me if the area was renamed sometime soon as well, as Elephant and Castle isn't even the proper name for area.
 
Brixton Hill, we all love it up here, good mix of kids, adults and oldies. Far enough away from the centre of Brixton to breath and near enough to get some action.

Close to many lovely parks, Brockwell, Clapham Common, Battersea etc etc.
Nearish to West End on Tube/Bus.

You know it makes sense. ;)
 
I think North Brixton rocks. You can jump on the bus or have a leisurely walk into Brixton and there is some lovely quiet streets. You can have the best of everything there. If you live in one of those backstreets then you can simply either go to Clapham Road or Brixton for a bus either way and the Oval tube and Camberwell aren't a million miles away.

I'd love to live there, no place like it.
