cripes! i'd not considered that at all!!!! a rogue dormouse on the loose could well be responsible for all of your woes, they're little buggers so they are...:eek:
 
well, i reckon whatever the problem is, they'll get it sorted quickly and efficiently with the minimum of fuss and disruption - even if it means them having to take floorboards up to look for and fix a leak :)

well i've just phoned and the woman at the landlord put me on hold while she phoned him to see where he is, but she got his voice mail (sorry - answerphone) so she reckons he's probably driving on his way here right now.

i'll update you all as soon as there is any news.

but apparentley he is just finishing his current job in streatham and then will be on his way.

i tried - no water comes out as you suggested.

i didn't see the guy, but he's probably a properly trained engineer, just either not a very good one or in a hurry. the estate agent we rent through is actually the landlord too - they own loads of properties in london and rent them out, and own the company that they get to do all the maintenance.

i've a feeling this water is under our front room somewhere. we've had a lot of problems with damp, and even though they have tried to sort it, it doesn't really go away. i reckon it's damp from water leaking from the plumbing and it's got worse over time.

Sounds like it might be time to start asserting some tenant's rights. I'm not sure how many rights you have, but a chat with the council (try environmental health or housing - someone must be responsible for rented properties) might be a start. You are effectively without heating, and you really don't want to embark on a chilly winter with mister landlord trying every quick fix in the book before he has to sort the problem out properly.

Well, yes! But if it's another quick faff around then out the door with a cheery "that should fix it, see how it goes over the weekend, darlin'", then it's time to file the teeth to points, improvise some knuckledusters and lace the Stamping Boots on good and tight ready for Monday morning...

quite frankly, it's this laxidasical approach to household maintenance that has got you into this mess in the first place :rolleyes:
 
On behalf of myself and my Aunty Mabel, I'd like to apologise to heating engineers the length and breadth of Blighty whose good name I have besmirched.

But for that triumphant yelp of foul mouthed jubilation Dodgepot, I've a hidden hope that your boiler will need some part to fix. Preferably one that has to be ordered and shipped, via particularly slow sea freight, from Eastern Perth. So there.

Alternatively, he could fix it all really quickly. Leaving just enough to time to flick you a dismissive 'you called me out for this on a friday night?' sneer on the way out.
