collectively buying some woodland

Are you interested in owning a wood collectively with 40 people and putting in £500?

Heh.. I was just talking to another urbanite about this very thing yesterday. However I was thinking of buying a nice sized bit of agricultural land and converting it to a campsite - a little easier to get permission to do than converting to residential.

Interesting! Yes I think you need permission and to look at lots of Health and Safety regs if setting up a campsite for profit.

With the woodlands and meadows on www.woodlands.co.uk (there may be other places that sell them too), you definitely can't set up a campsite for profit but you can have you and your friends camping there for free....

The best way to do it would be to set up a non-trading company, with one single asset - and create x many shares in that company. That way you could get the money up front in advance - have people buy and sell into it, have greater and lesser contributions and it all be legal.

It's on the outskirts of a Sussex village, not far from Arundel, by a river, you could get there from Victoria station in 1hr15 mins, and walk to the woodlands from Pulborough Station in 15 minutes!

So the path/road near the woodlands wouldn't need to be jammed up with cars...

We could even kayak there from London....couldn't we ? ;)

Looks great! I'd be up for this as long as it was accessible by public transport and bicycle! Once I get a salary that is... :o

I don't think so. Personally, I'd like to give what I can afford.

Also, there would need to be a subscription fund, for yearly upkeep and so on. Again, I think the only fair way of working it is to give what you can afford.

On the upside, were this to become a serious endeavour, then we might wish to move from a 2 acre site, to a 5 acre and so on. Then, those that invested early would have a chance to get there money back as others become more financially secure &c.

I wouldn't want to donate to a fund where those that donated the most had any kind of leverage.
 
I don't want to be involved with something that spends more time arguning about what and how and why it is than actually doing something :)

So procedural/political spods - fuck orf!
 
i agree, but i reckon there'll inevitably be people involved who won't be able to help themselves trying to turn it into a bloody committee-led venture :(

Even if we decide it's not worth the bother - we can just have a nice ol' chinwag.

i dunno, i've just seen so many really excellent well-intentioned group ventures like this scuppered by control freaks, paranoiacs and infighting.
 
you will need maybe £500 for set up expenses

1) off the shelf company
2) land registry/ Solicitors to keep it legal

The company Holds the title to the land & the 40 shareholders will have put £500 apeice into a company acount for the share purchase, plus set up expenses

The 40 people get equal access to the land as they all have a 2.5% share of the company. No one is alowed to own more than 1 share or sell on a share in the open market - it can hoever be bought back by the company at cost ( £500) and sold on to new victims via an AGM/ EGM .

blah blah blah - set of rules to keep it legal........

Just like setting up a management company for the purchase of the freehold of a block of flats and giving residents an equal proportion of the share capital

theres got to be a certain amound of procedural and legal background to this - theres no way this can be avoided, but one the company is running and shares are allcoated out to investors, then hopefully things can operate on a more informal basis.

I'd remotely like to raise my mitt in pro-wood adventure.

I'd be willing to chuck in a grand maybe more.

I think if we set some rules from the start about how it will be managed and what the terms of ownership are for each of us it would be fine. If we make it up as we go along then there will be trouble, imo.
 
Anyway - the more people who are interested, the bigger and more suitable plot of land we could get....

Obviously if we're thinking about global warming and all, and all that extra flooding that's gonna happen :eek: , then somewhere on a HILL would be :cool:
 
Note you will also be required to sign a covenenat

"The objective
The vendors are trying to ensure that the purchaser does not use the wood for anything which would be a nuisance to neighbours such as vehicle racing, or anything noisy or smelly. The purchaser will also be asked not to subsequently divide the ownership of the wood into smaller units or erect signboards on the woodland.

Wording of the covenant (or "legal promise") for the transfer
The purchaser hereby covenants with the vendor that the land shall not be used in such a way as to create a nuisance to the neighbouring owners (including the vendor) and specifically the purchasers shall not:

do any rough or game shooting or pest control at times or in a manner constituting a nuisance or danger to any neighbour;
use the land for any sort of racing whether with motor bikes, cars or other vehicles;
use the land for a commercial campsite;
use the land for clay pigeon shooting;
conduct any business from the land apart from forestry;
use the land in a way which will damage the access tracks.
The purchaser and successors in title shall not erect any signboards visible from the public highway
The purchaser and successors in title shall not sell the land except as a whole specifically not in such a way that it could be registered in separate titles or in separate ownerships."
