Cheap but nice?

Incidentally -- NOWHERE, anywhere, in London is affordable** (to buy) unless you're on a phat salary and in addition to that, prepared to never ever go out. That's the case if you're on any kind of normal income, anyway.

**Social housing excepted  :)

Forest Hill is both cheap and nice. Croydon is awful.

I really like where I am in Croydon. There are some really nice places there. I thought it would be shit at first, and there are some really shit places, but just like everywhere else there are nice places too.
I have lived all over london (Wood green, ealing, northfields, clapham, mile end, streatham, kentish town, Vauxhal, bethnal green, stockwell, and bermonsey) and I have not been as happy with an area since I lived in Ealing.

But then again I don't like Forest Hill.

ignore this man; croydon is AWFUL; endless tower blocks, every pub and restaurant is shit, dull, indentikit shops, place entirely populated by blowwave/bottle blonde waynes 'n' sharons...UGGHHH!!! Working there was truly, truly depressing.
E2A; however, AS is right in one respect; the train connections to leave the place are a particularly fine USP

That's just not true, I can't beleive I'm getting into this but there are zero tower blocks anywhere near me. Yes the centre bit is built up but there are some nice bits honest.
The same waynes and sharrons inhabited bermondsy and stockwell, my point is that it really isnt any worse than anywhere else but because of it's rep you can get a great place really cheap. I sold my tiny Bermonsey one bedroom flat for a three bedroom house with a couple of nice big gardens in Croydon in a much better area.

croydons alright. not very trendy though, but i'd live there.

Very true, not trendy but I guess I am beyond all that now. Charring Cross is only 20mins away but I never bother with London anymore. Maybe I will do some gardening or slipper shopping.

which park did you have in mind - the one by ladywell manor? that one is HUGE

Hilly fields - incredible views of the rest of smog filled london.Lots of artists etc there.

Other tip - avoud Greenwich - its not cheap, but the stench of the refinery beside Blackwall tunnel seems to get caught in a termperature inversion weather thingy in winter & is gut wretchingly nauseous on some days

Croydon is cheap and nowhere near as bad as everyone thinks. Sadly it's not actualy in London but the trains are amazing and run all night. 6 minutes to clapham 12 mins to Victora or 15 to london bridge and they run about every 5 or 10 minutes.

Croydon is a fucking shit hole. Beirut twenty years ago had more going for it.

I'm talking more about suburban addiscome croydon I suppose. I don't want over priced city life anymore, all I want is a big house, a big garden and convience for shopping and work. Before I lived in Croydon I thought the same, but it's people saying croydon is shit that keep the suburban town houses prices down so that's fine by me. Look at Purley to the south and even worse puke norwood to the north, prices are not relative to the area.

I'm buying a five bedroom semi or detached for £350,000 in the quietest nicest area I have ever lived in since the Ealing suburbs. Try and find a quiet avenue in London that you get to victora in 12 minutes from for that price.

The OP wanted cheap and OK.

I just found it a bit soulless to be honest, white suburbia - and I got more hassle in Croydon than any area I have ever been to in my life, I didn't actually live there (lived near Rose Hill), but I just missed the buzz of the city. I have always lived quite close to the city centre (and in Portsmouth, I lived in the city centre for a year) so I like the noise and sirens :)
