How big is your house, Mrs Q - of any interest to a housing association for families or key workers? They pay lower rents but guarantee them for a period and hand them back in good nick. Your agents could offer a reduced rent for the first six months if they sign up for two years, or some other incentive. Don't you have any mates in the area - cards in shop windows etc. Or would you consider letting it to DHSS tenants? If that's a yes, might help to advertise the fact.

Studentship contract? The conditions of your being a student mean you're forbidden to get a job? I've never heard of such a thing.
It's compulsory to quite a lot of doctorate-level studentships.

Back in the day (1980s and earlier) some unis and polys used to include it in undergrad contracts.
 
At Liverpool Poly late 80s, a student (not me) was kicked out in the final year for being caught doing bar work in term time - work in the holidays was allowed.
