Beckenham

Is it ex LA? If so, the rules changed a few years ago so the current owner of the lease is liable for any outstanding money owed for the service charge or repairs or whatever. So, even though the seller is liable to pay for the repairs while he is living there, if he moves without paying, it's up to you to chase him for the money.

I know this because Southwark council are fucking useless and send out final bills years after work has been done. Luckily, we kept in touch with the person we bought our flat off and she has been good enough to cough up the extra without a fuss.

So, make sure the account is up to date and get your solicitor to demand some extra cash which they (the solicitor) looks after until such time that you can be sure everything is up to date. Ours asked for £1,000 which turned out not to be enough.

eta - that might just be Southwark though - ask your solicitor

Have agreed to meeting 2/3rds of the way. We'll be the beneficiaries of the works and having looked over the plans it'll only add value, so I'm not too bothered about paying for a bit of it in return for a quick deal.

For info, Bromley Council hasn't had any housing stock since 1992. It's probably ex-Broomleigh Housing or something. Am just wondering what maintenence work Bromley Council would be charging for as this is the case??
 
Well it is Bromley, the CE of the council still has a portrait of Maggie behind his desk...

Its got a massive N - S divide in its social housing and related deprivation; it used to have a policy of housing people likely to be a 'burden' on the borough at the borders of neighbouring boroughs in order for them to try to access services in other areas.

Yes Bromley Council would happily give away Crystal Palace and Penge to neighbourhooring boroughs if they could.

but I don't think it's new Scottish Chief Exec would have a picture of Maggie anywhere near his office..

it's not a very mixed area (v.white), and it's probably more towny than chavvy tbh, but what you get is a decent amount of people coming in from out of the area to go out on the lash on weekends in the town centre. Where Chris is talking about is a bit more deprived than alot of Beckenham and I doubt very much whether they vote Tory (if they vote at all.. did I say that? :rolleyes: ) and yes I say that area was alot more 'chavvy' (if I even know what the word means anymore)

It is possible to have a borough council in power and have areas where they're not popular..

It's not that bad :D

Over 90% of homes are privately owned and a 2 bed next door just sold for £285k! I could imagine them voting tory.
 
Sound about as scary as the badlands of Henley-on-Thames. Having said that, a bloke was killed in a scuffle with teenagers near Istanbul kebabs a couple of years back.
 
word to the wise.... the bit between beckenham junction and beckenham cant be walked along by lone female after dark... beckenham hill station is bandit country, and not a good spot to wait in! (worse than a lot of bits of peckham i would say). someone got stabbed up by walking in between 2 gangs there not so long ago.

(the estate on the right as you go from BJ to BH has some handy drug dealers)

some lovely people in beckenham. shit pubs though.... you just end up staying in instead of going to the pub in the end. or going to an old mans pub where you see your mates' dads. not neccessarily a bad thing, but not quite the whole 'wander down to the nice gastropub for sunday lunch' which you may be used to.

Cool, will avoid Beckenham Hill at night then. Beckenham Junction is closer and more convenient any way!

The between Brackley Road and Beck Junction seems ok, though? We walked it the other night and it's well lit, busy, and had plenty of lone females walking home from the station along it.

Pubs doesn't bother me so much... we always go somewhere else to go out anyway.. been to The Railway near us about 5 times in 18 months.

yeah, I'd rather be walking from your new place down to B'ham Junction stn than down to B'ham hill.

As for the stabbing - just to clarify to reduce your fear - it wasn't a random person minding their own business walking in between two 'gangs' of kids. It was two gangs of kids (15-20 yr olds) having a fight about territory (Lewisham/Bromley borders 'my blue road signs are better than your green ones') where one of the 'Penge Massive' (i shit you not) got stabbed and unfortunately died. There's still a shrine up Southend Rd.

It's a bit like anywhere tho, if you're not involved in this sort of sub-culture then you're reasonably safe.

It has a fantastic park with a lake, ducks, dog free area and squirrels you can hand feed. We take the kids there often, don't ask me the name of it, just behind the high street near the telephone exchange and the curry cottage.
