There is a beautiful House in Addington Square 3 story Victorian.. The houses around it look very nice too.. Do you mean quite as in nothing happening?

Have counted Southampton Way out as been told its a bit grim

That's my impression - I cycled through Addington Square most days for months last year. I'm not a Walworth fan personally - though Stig & William may persuade you otherwise. Very pretty square though.

Personally of those places I'd go for the Camberwell New Road / Oval option.

Walworth is great! :p :D

Dead handy for getting to Brixton or the city, both are just about walkable from Walworth. (erm, in an emergency.)
But buses are fantastic, you can get anywhere in the world from Walworth and a bus goes by about every 15 seconds, check out our amazing chock-full spider map!! (PDF alert) Woo look at all those buses steaming down the Walworth road...

A pretty good investment too, the area is very up and coming dontyerknow, here's a bit on the regeneration plans, prices will soar once all this gets going, i'm sure...

Careful in East Street market though, loads of nice veg and some bargains on some stalls, loads of shoddy old tat on others. Anything you can get a huge bowlful of for a quid, trust me, you don't want it. :D

post of the day! as been said before, the world revolves around Walworth.

A second vote for the lovely Chumleigh Gardens. I spend my lunchtimes in Burgess Park and have never had any problems. Apart from being attacked by crows.

Not so sure about Southampton Way. Large parts of it are being pulled down right now, with of course the Aylesbury to follow.

There's a nice *not at all poncey* architectural salvage yard there as well. Traffic does seem a nightmare all along Albany Road though right now.

Well I think I have fallen in love with the house in Addington Square so now I better check out the area.. The junp from North to South would be a big one :D

My parents in common law are buying a place on Glengall Road.... it's a beautiful bit of street but there doesn't seem to be that much around there.. does anyone know anything about that area?

glengall road: the posh bit of the old kent road, geoffrey howe once had a house there, apparently. it's only that street, though and there is a big industrial estate next. it's very quiet and a short walk to burgess park.

Addington Square is probably your best bet of the places you mentioned :)

Thanks... I've been there to visit and that's pretty much my impression too! Apparently Geoffrey still lives there - they had been going for a street on the other side where Michael Caine had once lived so it's a bit of a come down in celebrity neighbour stakes!! :D This will probably be the last place they buy so I would like to think they will be able to live somewhere peaceful and be happy.

Anyone know of good estate agent web sites for Camberwell, Walworth, Clapham, SW9

Been through all agents in find a propety but wondered if there were any locals :)

the walk between Glengall road, provided you avoid the old kent road, to burgess lake is quiet and peaceful.Chumleigh gardens is not that much further and that's amazingly peaceful.

Those houses (the private ones) in Merrow Street look nice, possibly quite spacious. It's quite a quiet street. Handy for all Walworth amenities although Somerfield (opposite the end of East Street market) is pretty crap. Best off sticking to smaller shops where possible. Pubs mainly dire but we know a very good one ;)

Word reached me that you might also be looking at Addington Square on Sunday?

We're around and local ;) both days, so give us a shout ...

Oh yes, estate agents., There's only one in the whole of Walworth Road (quite new, there used to be NONE!). Can't remember the name right now, but it's on the corner of Amelia Street and Walworth Road, opposite the Tankard, by the busstop, and on the same side of the road as that pub.

More estate agents in Camberwell, both on Church Street and at the Camberwell Green end of Denmark Hill.

There's nowt wrong with Southampton Way. I live just off it. Very handy for the park, good friendly local shops, and you're 10 mins walk from the nice pubs in Camberwell. In addition, there's the mighty 343 bus, which runs to the Elephant and London Bridge round the back streets, bypassnig the nightmare traffic on Walworth Road. Most of the estates round here are gone, and replaced with low-rise mixed use housing. And from my experience and that of my nieghbours, crime is no worse round here than anywhere else in Lambeth/Southwark.

Never used them myself, but I've heard or read that Bells on Clapham Old Town are good & I know they cover SW4 & SW9.

don't go to KFH; we rented through them and they really messed us around trying to get us to renew the contract earlier this year ...

Hmm. I have a feeling that the one and only estate agent in Walworth Road (see my earlier post) is KFH :(

Not precisely sure, but it definitely rings a bell.

Will know by Saturday.

to be fair, they're probably all as bad as each other in terms of having specific members of staff who are shitty.
we got treated ok when we first rented from them. just bad luck they hired some scamming fuck in the intervening period ...

I lived of Southampton way 10 years ago before the North Peckham & Gloucester grove estates were largely demolished. i never really had any grief personally. Lots of shootings in the area but the idiots usually missed each other. Lovely old houses/cottages around the area and Burgess park is just up the road.

If you like a exciting night try the pub at the top of southampton way on peckham road.

Anyway, the whole area has changed, new people and that, much safer now. :)

Walmer Castle? Isn't it closed now?

Might be, I have not been down that way for a while. it was a heavy pub. Made the old Atlantic in Brixton seem like a welcoming place on the whole. the toilets were "fun", crack pipe on the cistern anyone? :D

Either closed or rebranded I think - possibly an african restaurant although i might be making that up. I never went in the Walmer but it had a bit of a reputation allright!

The area as a whole is a lot nicer, I agree.
