Possibly the most soul destroying battle of all time ;)

These two exciting hot spots have the highest volume of decent, cheap, 3 bed ex-council places in the London South area.

I can't say no to 3 bedrooms, a dining room and a balcony / garden for £150k.

Are they both too shite to countenance? Who would win in a fight?

You've gotta have plans in mind.. I'm sorting my finances out once and for all, and need to have a plan so I can buy a place ASAP. Need to get on that ladder so I can afford a lovely place to bring up Trixie and Rupert.

ok - i grew up near and went to school in sidcup. and later lived in sutton.

both places are very "white" - that's the first thing. Sidcup used to be thought of quite highly, and bits of it still are.

i suspect not the bits where you can get 3 beds for £150k though.

Do you have a road name?


Sutton is nasty, really - but has all the same thoughts - some bits are nice, but not the cheap ones.

On balance - i'd go for Sidcup. It isn't the local big town centre (that's bexleyheath), so unlike sutton - it doesn't attract all the horror.

The other thing - if you're serious about settling down - is that sidcup, or rather Bexley borough, still has the grammar school / eleven plus system. People move to the area for the good schools.

I can't say much about Sidcup, but it does sound dull

Sutton, on the other hand, is a bit of a charmless shithole. Any charm it did have (some nice pubs in the sidestreets) has been gradually overwhelmed as it's expanded rapidly into Lesser Croydon in recent years. Lots of high street names but little individuality, with chain pubs and dodgy nightclubs (mmm Chicago rock cafe) the dominant flavour of nightlife - it's not particularly violent, but there's definitely a bit of provincial town chippiness about the place.

Not terrible, but it's a bit halfway house. Surely things around Carshalton and nearby would seem a little more rural.

Spangles: Not bothered about schooling, don't plan to be there for more than 3 or 4 years.

My dad was from Sidcup. He moved to Bournemouth because it was more interesting.

I wouldn't plan on going out in Sidcup, much like you don't live in Streatham for the nightlife. Although admittedly it would make staying out past 11pm difficult.

just stay away from the high street - for property.

Sutton has fairly good transport links - night buses, trains run til midnight then if your ereally desperate you can get trains to east croydon (all through the night) and night bus it or taxi to Sutton.

Depends what your looking for really - can you really get all that in Sutton for £150k :eek: :confused: Im guessing its either gonna be in Roundshaw or St Helier!

Don't get me wrong, I'm not bemoaning the fact that I can 'only' afford £150k, I'm well aware that I'm luckier than most.. I'm just defending myself against piss taking for having to buy in an affordable area.

They're very good value, I think.. the extra space I'd get in the house would make the distance from London worth it I think.

Will you or your missus be commuting into central London?

From Sutton station there are trains regularly to Victoria (about a 30 minute journey though there are also 'fast' trains which take about 15-20), London Bridge, the old thameslink ( now first capital connect) passes though which goes up into the city and up to St Albans and out to Wimbledon.

The advantage of Sutton is the trains to Farringdon, where we both work!

PieEye, have looked at towns out of London, but they aren't much better value for money, and you end up with a travelcard bill of £2.5k a year..

Did you look in Brockley, Honor Oak, Ladywell, Forest Hill, Hither Green?

They are all 20-25 minsfrom central London. Hither Green has 2 fast rail links.

All depends where you get it, your route was just outside the ok bits.. farringdon to tulse hill means always getting a seat.. herne hill - blackfriars means being lucky if you get on the train!

I live in Sutton.

It's not too bad, very little crime and the transport links are OK. Previous posters are correct in that there is not a lot going on, and the high street is best avoided, but some parts are OK.

If you stay for a few years, the schools are actually V good.

i grew up in sutton so can only let you know of my thoughts of living there whilst a teenager. my parents still live there though and i still have friends who live in and around sutton.

sutton as i always say to people is a good place to bring up kids. its got good schools, isnt too rough, has lots of outdoor areas and generally is a farily pleasant environment to live. all well and good if you have children. we moved there when i was 9 and i had a great time growing up there. left when i was 18 when i went off to uni and never went back to live.

the times i've been there now though i do see it as very towny in the town centre on a friday and saturday night. but saying that though there are nicer places to go around sutton without having to go in to town to drink.

one of the main benefits of sutton is the quick train line in to Victoria. from sutton you can get in in 25 minutes. maybe not the best endorsement of a place to say you can get elsewhere quickly but hey ho. as with all places it has good and bad bits. i enjoyed growing up there, my friends still enjoy living there so horses for courses really.

i reckon you really want to investigate the transport links because commuting is crap and you want the easiest possible journey you can get imo

Cheap houses with the least grunge possible! I don't care about nightlife too much, 'cos I'll never go on a night out there.. nice enough local would be cool.

Sidcup seems a bit less built up than Sutton, but I may well be labouring under a misapprehension!

I grew up very close to Sidcup so know it pretty well..
Those 2 links you sent Chris aren't really near the BR station if that's a consideration?
There's nowhere good to go out but the N21 goes all the way to Sidcup and was/is? pretty regular for getting back after nights out..40/50 minutes depending on how many kebab fights happen as it goes past the Venue..
..rates not too highly on the pissed idiots at closing-time scale, they all tend to gravitate towards Bexleyheath/Bromley for that..
..quite a few parks, lots of schools..
..you get the odd gang of kids but they're more bored than trouble..
..if you don't mind bussing it to the station then there's Blackfen where I grew up - advantage of there was that while Sidcup is walkable from there you could get a bus to Eltham or Welling (zone 4 so cheaper) or you could walk to Sidcup in 20 mins, handy for when the barriers go up after 8pm..
..but respectable quiet types like you now are don't do that sort of thing anyway:p ;)

i'd concur with all of this - esp the being near the countryside and not far from london.

however with transport it matters a lot where in Sutton. Do you mean generally in the borough or in Sutton specifically.

Trains from Wallington and Carshalton Beeches are crap and slow.
Trains from Carshalton/Sutton/Hackbridge are not.

Parts of St Helier/Rose Hill are near the tube
Roundshaw is as close to Croydon as it is to Sutton pretty much.

Any idea where you are looking?

I grew up in and around Sutton and i would move back there to do the kids thing for sure, but not as a single person, i got bored.

You'd get a seat from Sidcup definitely..just that often you end up stuck outside London Bridge for ages waiting for a platform..
..150k does seem cheap though for a 3 bed now I think about it..I'd be very surprised if you'd get one within walking distance of the BR station for that..

The reason they're so cheap is because they're not in Sidcup - they're in Foot's Cray. Sidcup is still a very middle class area, predominantly detached houses and expensive. Foot's Cray has few local shops, is further from public transport links, and is generally more run down. If you actually go there & have a look the difference is pretty stark.

yeh bits of st helier (the bit past the co-op by the hospital are only a mile/mile and a half from the centre of morden. not the nicest place of sutton to live but still technically the london borough of sutton.

Indeed. I was born in Sidcup. Those places are both a fair walk from Sidcup proper though, Foots Cray isn't that close on foot.

palace is nice... i almost moved there once...

decent pubs, and some of em stay open late, a lot of restaurants.. the spanish one does mean tapas, really well connected for buses and a massive park to go play in. tis also the highest point in south london, and you get amazing views (maybe not for £170k tho)

reckon thats a much better investment tbh, palace has been getting nicer over recent years... and you might even get visiting friends if you live there!

A tad generalistic there..after all I from what I remember it is difficult to avoid shops in Bromley selling sports wear/Chav uniform anyway(!)
but Foots Cray does have some areas where you need to be careful..
..our school backed onto the fields of Foots Cray Meadows, regularly had travellers from the Crays coming up and fighting pupils and teachers..some of it was deserved but there was a lot of random underserved kickings..
..shame as the Meadows is a really nice open space
Chris - I haven't a clue about relative prices but I'd say Crystal Palace beats the crap out of Sidcup any day and if you can then go for that..

i've been to both places a few times and they both depressed me in almost equal measure. i fahkin hate kent and reckon Sutton would suit the likes of you better.
off the top of my head, i reckon because sutton is a bit busier with more choice and a lot closer to other parts of the South/country/airports than blinkin sidcup (you know it's close enough to dartfurd init?!?!)
a mate of mine lived down sutton for a bit and seemed to get on with it, i even went to visit, doubt i would if it'd been sidcup :D
but then praps u want a hideaway nest...

Personally though I question your strategy.. Maybe buy a smaller place in an area more likely to go up in value - say Barking. :cool:

My folks still live there - we can take him round to my mam and they can do welshy talk together :D
